  • Follow posted rules for the hot tub and pool! - This is an extremely important one!

  • If you use the awning, close it when not in use.  Never leave the house with it open.  You will be liable for any damage.

HOT TUB RULES

The water in the hot tub and pool has been treated to ensure it is correctly balanced.   If used following these instructions, there should be no need for additional maintenance visits.

Hot tubs pose serious risks and can be dangerous when certain rules are not adhered to.  Renters may use the hot tub at their own risk. The property owner is not responsible for injuries or loss sustained by renters, guests, or occupants of the property.  By using the hot tub, Renters agree to accept that risk and agree to take all reasonable and proper measures to ensure the safety of its guests, or occupants of the property.

For the safety of you and your family, please abide by the following rules when using the hot tub.

1. The tub is to be used responsibly and is not to be used as a substitute wading pool by children.  Allowing children to jump or dive into the water is not permitted under any circumstances.   Children must not use the spa unsupervised at any time. No infants or toddlers in the spa.

2. Shower before using the tub to remove salt water, sunscreen, insect repellent or any other oil-based products and sand.

3. Prevent accidental drowning. Leave the hot tub cover on and latched when the spa is unsupervised.

4. Prevent Hyperthermia. Understand that alcohol and other medications greatly increase the chance of hyperthermia – the opposite of hypothermia. This occurs when the internal body temperature reaches several degrees above the normal temperature of 98.6 degrees.

5. Do not use any glass products on the lower level of the house.

6. Do not use a hot tub if you are taking any medication that makes you drowsy or affects your circulation; if necessary, check with your doctor.  Pregnant women and the elderly should also consult their doctor before using a hot tub.

7. Do not use the hot tub if you are under the influence of alcohol or drugs as your judgment will be impaired and you could become unconscious and

drown.

8. No smoking is permitted in or around the tub. 

9. People with cuts or external infections should not use the tub. 

10. Turn off all jets when not in use.

11. Abide by the signs posted by the pool.

Overuse or abuse will also cause the tub water to turn cloudy and may render the tub unusable.  Tubs that require excessive cleaning will be emptied and cleaned at the expense of the renter and may deny you the use of the tub for at least 24-hours.  The hot tub is on a regular cleaning schedule. On rare occasions, you may not be able to use the tub for a short time after it has been serviced.  We apologize for this inconvenience, but it is necessary to keep the tubs sanitized.

LBI Front Desk is our Property Manager.  Should you need something during the week, Call/Text Wally Tamin @ (609) 389-8323 and he'll take care of it!


Should something break or become damaged, please contact Wally as soon as possible so he can have it fixed or repaired for you and for the tenant following you.  Wally knows you’re on vacation and will make arrangements to take care of the repairs around your schedule.   

TRASH

Garbage: Monday and Thursday

  • Tie all garbage bags and place in one of the 2 trash cans by 7:00 a.m. Monday and Thursday. 

  • The township requires that trash be in a can and that all lids are firmly attached, or you will be subject to a fine by the Township.

  • Use only black trash bags (the sea gulls will tear apart the white ones). 

  • For your convenience, there is a trash can in the kitchen area and one at the bottom of the steps in the garage. Please use a bag in these cans and dump the bags into one of the 2 containers in the trash bin area.

Recycling: Tuesday and Friday

  • Place all recyclable plastic, glass and cardboard loosely in 1 of the 2 designated containers by 7:00 a.m. Tuesday and Friday.

  • Do not put the recyclables in plastic bags or you will be subject to a fine by the Township.

  • For your convenience, there is a recyclable can in the kitchen area and one at the bottom of the steps in the garage.Please dump these into one of the 2 containers in the trash bin area.

Please do not put the recyclables in plastics bags.

Information from Township

THE SHADES ARE A NECESSITY WHEN YOU LIVE ON THE BAY!

For your comfort, we recommend lowering all the shades (especially for the windows on the south side and bay side of the house) during the day. In the battle of sun vs. air conditioning, the sun wins and the house gets very hot.  Keeping the shades down makes a huge difference!

REMOTE CONTROL FOR SHADES IN LOFT WINDOWS

The shades for the windows in the second-floor loft area are controlled by a remote.  The remote control is located in the kitchen drawer facing the windows, closest to the wall.

To operate:

Press # 1 to control the wider shade.
Press #2 to control the narrower shade.
Keeping these closed during the day will help to keep the house cooler, especially the second floor.

AWNING

The remote control for the awning is hanging on the wall to the right of the sliding door.  To operate, you must first turn on the light switch closest to the door (it is labeled).  This provides the power to the awning.

Please know that if you choose to use the awning you will be responsible for any damage to the awning.

To Operate:

1st step:  turn on the light switch closest to the door (it’s labeled)

  • To Open: press the down arrow.

  • To Stop: press the “my” button

  • To Close: press the up arrow

You can turn off the switch once you have the awning where you want it.


When the sun is setting, there is a sunscreen you can lower to block the sun from coming in under the awning.  You need to do this manually with the pole that is standing in the corner by the sliding door. 


Please close the awning:

  • at night

  • when you leave the house

  • on very windy days

  • when you’re are not using it

this helps to keep it clean and prevents damage from the wind, birds, etc.

FIRE PIT

The fire pit is direct connected to the gas.  If necessary, the turn-on/shut off valve for the gas located on the north side of the house (driveway side), just inside the fence, next to the gas meter. 

To start a fire:

  1. Turn the key on the east side of the pit (you only need to turn it a little bit to start)

  2. Use a lighter to ignite the flame.  Lighter can be found in the garage on the shelf next to the door.

  3. Please turn the key slowly and gradually.The flames can get very high.If it’s windy out it will blow the flames over the sides of the pit.

To Turn it off:

  1. To the key all the way to the right.

Do not let children under the age of 16 use the fire pit without adult supervision.

GAS GRILL

Grill is direct connected to the gas – no propane tank needed.

To use:

  • Follow instructions on the grill

  • Utensils for grill can be found in kitchen drawer

When done:

  • Scrape off any food left on the grates

  • Turn off

HOT TUB

The hot tub is professionally cleaned after each tenant!

TO OPERATE:

  1. Select your desired temperature.

  2. When you’re ready to use it, fold back the cover:

    • unclick the straps for the cover,

    • lift the front half of the cover and fold it back

    • slide the cover to the rear of the spa and down behind it

  3. When you’re done:

    • from inside your outside of the spa, lift the cover back onto the back half of the spa

    • unfold the cover over the front half of the spa

    • pull it forward so it completely covers the spa and buckle the straps

Closing it after each use will keep it as clean as possible for you.

BEACH STUFF

Beach Access

The access to the beach is directly across Long Beach Blvd.  There is no parking on that side of the street. 


Beach Tags 

There are 12 beach tags attached to a lanyard hanging on a red anchor hook in the garage by the beach chairs.  Please make sure all 12 beach tags are on the lanyard on the hook before you leave so the next family can enjoy them.  There will be a $50 charge for any missing beach tags. 


Beach Chairs, Wagon & Umbrella

There are 12 beach chairs hanging on the wall in the garage.  Please return all chairs to this area.


The beach umbrella is leaning against the wall next to the chairs.

Feel free to use the wagon to help take everything to the beach. 


Boogie Boards

There are some boogie boards in the white container behind the hot tub.

UMBRELLA FOR LOWER DECK

If you choose to bring out the umbrella and stand from the garage, please close the umbrella and tie it up when you’re not using it.  This will help prevent damage to the umbrella and property should the wind decide to take it for a ride!

TV'S

The 2 T.V.s on the first floor are both connected to Comcast/Xfinity.  The T.V. over the fireplace and in the master bedroom have Roku installed.  All other T.V.’s are smart T.V.s with Netflix, Prime and other apps available.

PORTABLE CRIB

If you need a portable crib, please text Wally at LBI Front Desk @ 609-389-8323 and he can get it out of storage for you.

SHUFFLE BOARD TABLE

  1. Please doe not put any food or drink on the table.

  2. Please do not move the table. The table has been leveled so it works properly.  If you move it, you will change the leveling.

  3. Please do not use the pucks for any other purpose except on the table.

  4. There should be an even coating of sand on the table.  If there is not, please sprinkle some on the table.  There is a container with the sand sitting on the window sill next to the table.  Please try not to oversand it as that is not good either.

DIRECTIONS

Come over the bridge and make a left on Long Beach Blvd.  Drive through Ship Bottom and Surf City.  When you get to North Beach (you'll see a sign) Long Beach Blvd. becomes a divided highway.  At the 3rd turn-around, make a left hand turn and an immediate right hand turn into our lane - Friends Way.  We are the last house on the left at the bay!

Please drive 10 mph down the lane.

PARKING

Feel free to park in the garage. The buttons to open the garage doors are in two places in the garage.  One is nailed to the piling at the bottom of the steps and the other is on the wall between the two doors. You may also park in front of the garage doors and along side the house on the gravel. 


Please do not park in the easement.  My neighbors all have access to the bay via the easement and we are not permitted to block it.
